Each had their strengths - Ed helped us through the steps of getting the house physically ready for sale, from getting contractor bids to installing lighting fixtures to being the great negotiator. In most situations, we would expect our listing agents would post our information and do a reasonable job getting the word out, but you did so much more. You did an amazing job helping us prepare our property to be ready for sale. You helped with some of the last minute prep (like managing the installation of light fixtures, making sure that the painters and window guys had really done their job correctly). The website that you built for our listing was amazing. It took you no time, and it made the place look amazing.

Of course, the most important thing was the offers that you brought in. We felt that our listing price was pretty high, but you still managed to bring multiple offers over listing. We were extremely pleased and amazed. Even once the deal was done, you managed to work with the buyer to ensure that any concerns that he had were addressed on a timely bases, and provide the right information to the appraisers to make sure that the property appraised for the right amount. In April, I put my late mothers home on the market and it sold in a couple of weeks (courtesy of an unbelievably good realty team, Ed and Therese Milestone). Although SF property was fairly hot at the time, Ed had to contend with the fact that my folks had done nothing about some pest damage they knew about in the early 1980s and what started out as a $10,000 problem back then had escalated into a $67,000 problem. Ed was truly skillful at handling that issue such that I actually received and accepted a very good over-asking, no-contingency offer. When escrow closed, I figured it would take a year or so to locate the right house, but Ed found it in less than six weeks! He was even able to negotiate a price slightly below asking."

The manner in which Ed & Therese handled my transaction was professional and I was happy to receive over 20 offers for my property. They created real value for me by respecting my time, schedule and pocketbook. Examples of their value include meeting at my office to sign the listing agreement instead of me having to go to them; fronting the costs for property reports & vendors so that I could reimburse them just once instead of intermittently; returning my phone calls promptly; grooming the garden themselves instead of hiring a landscaper and charging me; and renting a truck & disposing of debris themselves because it cost less than hiring someone. Additionally, they washed the windows at no cost to me they truly did go the extra MILE. I look forward to working with them in the future and will be sure to refer them to my friends & colleagues.

I would love to give you guys a great letter of recommendation as you did a fantastic job for us. I think, in fact, that 888 a sq ft may be an all time record for Belmont . I have been watching the market since we sold and nothing is even close to what we got for that place.
