I cannot say enough good things about Ed and Therese Milestone. What an amazing experience! My experience with them began in April 2005, when I contacted Ed to put my late mother's home on the market. It sold in a couple of weeks, courtesy of this exceptionally astute and talented realty team. Although SF property was fairly hot at the time, Ed had to contend with the fact that my folks had done nothing about some pest damage they discovered in the early 1980s and what started out as a $10,000 problem back then had escalated into a $67,000 problem. Ed was truly skillful at handling that issue such that I actually received and accepted a very good over-asking, no-contingency offer. Therese and Ed made certain that the myriad of paperwork went smoothly and that I didn't even need to leave my office to sign all the documents. When escrow closed, I figured it would take a year or so to locate the right house for me, but Ed found it in less than six weeks!
Ed followed his instincts and spotted a house on the mid-Peninsula that was not being heavily marketed. He recognized that it was located where I wanted to live and was exactly the type of home I wanted before I even saw it. Ed's skillful negotiating resulted in my paying a price slightly below asking, even though the market was still hot.
After moving into my new lovely home, I decided to sell my townhouse-style condo on the north Peninsula. Like Ed and Therese did for my late parents' home, they managed all the necessary updates for me (repairs, painting, flooring, countertops, appliances, and staging) keeping costs within budget. They have a cadre of connections with reasonably priced vendors who can get the job done in a timely manner. By this time in 2006, the real estate market was beginning to start its tumble. Ed gave me two pricing strategies - one if I wanted to sell the condo quickly and one if I was willing to take a risk trying to get a higher price. I selected the quicker option and Ed priced the condo slightly below the listings of several similar condos within the larger complex. As a result, my condo sold in eight days for the full asking price. I watched the higher priced condos linger on the market for weeks to months and in at least four cases, identical units sold well below the price I received.
Over the years I have recommended Ed and Therese to friends. Everyone who has selected them as their real estate team has been delighted with both their relationship and the results. The team of Ed and Therese Milestone is, in my opinion, the best in the business!

We were incredibly pleased with the friendly and professional services of Ed and Therese Milestone of Berkshire Hathaway. The Milestones facilitated every aspect of selling our family home in Golden Gates Heights after our Mom passed away. It was a year-long process, and Ed and Therese guided us from the very beginning.
Ed recommended workers who removed leftover furniture & rubbish and removed carpets; painters were hired to completely repaint the home; and floor refinishers brought the Parquet floors back to life. On the offer date, we were presented with nine offers most of which were over the asking price. Ed and Therese made reviewing the offers and finalizing the sale seamless. Therese handled all of the paperwork requiring signatures and it was sent electronically to the three executors of the family home. Since we live in three different cities, we appreciated not having to travel to San Francisco to complete the documentation for the sale. The home sold for 11.5% over asking price, which we all appreciated.

We were lucky to have met Therese at our very first open house in October when we decided to start shopping for houses. We only chatted with her briefly but already loved her personality and felt like she really knew what she was doing. After reading her reviews online, we decided to give her a try and are so glad we did! After my mother passed away, I started the emotional process of selling our family home. She owned a 2-unit property in Duboce Triangle and the task seemed overwhelming. I had interviewed other agents, but had met Ed and Therese Milestone years ago and decided to work with them because they provided us with a full a service program that allowed me to return to other pressing areas of my life. Additionally, one unit was rented by a protected tenant and we liked that the Milestones have a background in property management and are familiar with the nuances associated with a tenant-occupied property in San Francisco.
Therese was very helpful guiding our family through all the documents and disclosures that were required for the sale while Ed worked on prepping the home, managing the vendors, and meeting the inspectors. For the vacant unit, Ed ensured the wood floors were properly refinished, linoleum laid, updated light fixtures installed, and a thorough professional cleaning throughout. He obtained bids for different vendors and worked with the ones we suggested. After the staging was in place, they had the property professionally photographed and created a beautiful website and elegant brochures for the property.
The 2nd unit was rented with a long-term, protected tenant who was very emotional about the sale, but Ed and Therese were able to guide her through the process with respect and consideration to rights as a San Francisco tenant and a human being. They worked around her work schedule so that she could be available for all showings and inspections. Again, they managed this aspect for us by delivering all of the correct notifications to our tenant. This helped make it a smooth transition for everyone and although our tenant was not happy about the sale of the property, she was grateful we hired the Milestones.
We had very busy showings and brokers tours, and our property went into contract quickly. There were some hiccups with the buyer's lender and the escrow date was extended, however, the Milestones kept a cool head and communicated with us regularly, working through the process to a successful close of escrow. Our family is happy we selected the Milestones to represent us. They make a great team - from prepping the home to close of escrow, they handled it all! We highly recommend Ed and Therese Milestone for anyone looking to purchase or sell property, and would use them again.

Ed is the man! He and his wife Therese are seasoned pros when it comes to navigating the confusing, frustrating experience that is Bay Area real estate. I initially began looking early 2013 in the city, Ed's area of expertise.
